Marketing:
Our state of the art marketing website syndicates to all major rental home sites, in addition to yard and window signs. We also print out marketing flyers for all of our active listings. There is a $40 advertising fee when property is actively advertised for rent.
Inspections:
We conduct move-in inspections with digital pictures, move-out inspections, annual inspections, and more frequent inspections at our clients’ request. We also conduct frequent drive-by inspections. Inspections can be viewed through your owner portal.
Resident Applications:
we provide credit checks including eviction, criminal & other background information, verification of employment, and verification of rental history
Maintenance:
We handle all residents’ concerns or issues. We work with local licensed and insured companies to complete maintenance issues in a timely manner. We offer an after-hours service for emergency maintenance issues. We work with your insurance company should a claim arise. We also offer home cleaning and additional services to make property ready to rent. Our maintenance division offers a ONE YEAR no questions labor and material warranty.
Accounting:
We collect the rent, serve any necessary notices and process any legal evictions if necessary.
Owner payments made within the first 10 days of each month. Owner statements completed by the 15th of each month. All statements include copies of expense receipts. We provide year end statements ready for your accountant along with 1099.
Security deposits are held in a non-interest bearing account for the resident. Reconciliation is completed when the resident has moved out.
